Staging is about adding color, texture, contrast and dimension to living spaces. It’s about highlighting function and flow and creating a warm and inviting feeling within your home. Statistically, some of the smallest home improvements can yield the greatest return on investment - as shown in the chart above. When Sarah walks through a home to assess its strengths and help the sellers arrive at a realistic listing price, she invariably spends as much time identifying the negatives as the positives. Sarah feels that an important part of her job as your realtor is to overcome ahead of time objections that buyers may have to writing an offer for your home.
Sarah’s staging includes the recommendation of cosmetic and mechanical improvements that will make your home appear updated and well-maintained. These improvements may include painting, new light or plumbing fixtures, new carpet or vinyl, perhaps a pedestal sink in the bathroom or new paint on the front door and shutters. When you decide to list your home with Sarah, she will provide you with the names of reliable handymen and professionals who can help you complete the work, even help you pick out the right colors and fixtures.

Once you have provided Sarah with a clean canvas, so to speak, her team will arrive and transform your home into a model home showplace in about 5-8 hours. They will hang drapes, add, remove, and/or move furniture, add artwork/mirrors, remove your personal photos and collections, bring rugs, lamps, beds & bedding, container plants, patio furniture, artsy/trendy accessories – anything that will help create beautiful images and focal points that will draw the potential buyer through your home, room by interesting room.
Staging is important not just for physical showings of your home but also for virtual showings online. Most home buyers begin their home search on their computers, looking at page after page of competing listings. We want your listing to jump out at them online, so it’s very important that the images captured on film are crisp, colorful, and invite the viewer to schedule an appointment to take a closer look!
All of the staging accessories are provided from Sarah’s own warehouse and installed by her team. Staging is included in the listing commission for all Sarah’s listings and is not available to third parties.
